What is an commercial condo / How does it work?

A commercial condominium is similar to any other leased building with one major exception, each unit in the building has it own separate title and as such has a bundle of rights that are attached to real estate. The rights that are associated with this as real estate are to use, rent, sell, finance, or refrain from doing any of these things.

The building is run by a property management company that takes direction from the condo board that is made up of elected unit holders of the condominium.

What if something goes wrong/who deals with property management?

The building is run by an experienced professional property management company that takes direction from the condo board which is made up of elected unit holders of the condominium. If the Property management firm does not meet expectation it can be replaced as per the property management contract.

How much of a deposit is required?

Commercial condo units can be held till the purchaser removes conditions for as little as $5,000. Upon removing conditions a 10% deposit is due under most circumstance

Can I lease the condo?

Absolutely, you are permitted to lease to any other use that would be allowed in most buildings. When you purchase a condominium, the use of your unit and the common area will be governed by the by-laws incorporated by the condominium corporation as well as municipal, provincial and Federal laws. Such laws and by-laws set out the rules that each individual owner in the condominium complex must obey.

Who in the company will own the condominium ?

Ownership of the real estate can be decided by the purchaser, working with their accountant and lawyer to maximize the financial benefits of the asset.

What about building insurance, utilities and common area management is that split amongst all the owners ?

Yes, all expenses that normally make up Operating Costs in a regular building are part of the Condo fees that are based on % ownership (as indicated by the unit factors)
